Background:
This project proposes a mixed-use Veteran’s Memorial Park on a 10.63-acre parcel, located at 5057 Broadway Rd, Coulterville, CA 95311 (Assessors Parcel Numbers 002-010-004 and 002-210-001). The conceptual proposal includes, a Vietnam Memorial Wall, museum, meeting house, recreation area, 9 retail storefronts with residential units on the 2nd floor, 6 long-term rental duplexes, 21 short-term rental “casitas,” 12 tipi campsites, administrative office, RV parking, restoration of the existing barn, and improvements to Broadway Rd and Greeley Hill Rd/Main St.

On July 11, 2023, the applicant; Banderitas, A California Non-Profit 501(c)(3), submitted Pre-Application No. 2023-087 for review and feedback regarding the necessary steps to reach their objective.
